NHT Unveils New Loan Feature to Help Young Jamaicans Buy Homes

Young Jamaicans who qualify for financing through the National Housing Trust (NHT) will soon be able to receive part of their approved loan before purchasing a home, helping them cover the upfront deposit often required by sellers.
The new Advance Deposit Loan, which takes effect on July 1, was introduced after the Trust identified that many younger contributors were unable to secure a property despite qualifying for financing because they struggled to save the initial deposit.
Assistant General Manager for Corporate Communications and Public Affairs, Dwayne Berbick, said feedback from contributors aged 35 years and under consistently highlighted the deposit as one of the biggest obstacles to homeownership. He noted that while many applicants qualified for an NHT mortgage, they often reached the point of identifying a property without having the funds needed to secure it.
The advance forms part of the applicant’s approved NHT loan rather than additional financing. Borrowers must still satisfy the Trust’s existing lending requirements, including income qualification, applicable interest rates and repayment conditions.
Administrative Manager in the NHT’s Customer Relations Management Division, Shara Luke-Cooper, explained that eligible applicants can receive an upfront drawdown from their approved loan. She noted that an individual approved for a $9 million mortgage, for example, could access as much as $2 million in advance to assist with the property’s deposit.
She further indicated that where the remainder of the financing is provided directly by the NHT, the advance will simply become part of the overall mortgage.
However, if a purchaser obtains the balance of the financing through one of the Trust’s partner financial institutions, that lender will process the mortgage while arrangements will be made for the NHT to recover the advance through that financing structure.
The Advance Deposit Loan is one of several initiatives being rolled out by the NHT to expand opportunities for young contributors to purchase homes and improve housing security across Jamaica.
